Supervision Received: Receives direct supervision from Maintainer III, assistant managers of dining services, or other supervisory employees who assign work and review performance for compliance with instructions and established standards.

Salary: $1,740.88 Bi-Weekly

Working Conditions:


Maintainers stand and walk for prolonged periods of time; lift and carry heavy objects; work outdoors in all types of weather; work varied shifts, weekends, holidays or nights; are exposed to the hazard of wet, slippery floors; work under exposure to the hazards to chemicals, toxic and noxious fumes, dust, excessive heat, high noise levels, high volume traffic conditions and high voltage wires; work from ladders and scaffolds; and may be required to climb trees and operate motor vehicles.

General Statement of Duties:


Performs general custodial duties in connection with the cleaning and maintenance of a building or of an assigned area within a building. Works as a member of a team cleaning custodial program which includes housekeeping, cleaning, moving furniture and trash removal in the dining commons. Performs related work as required.

Duties and Responsibilities:

Essential:


  • Removes trash, recyclables and waste from assigned areas and places at designated site to ensure clean and sanitary conditions and the proper handling of recyclable materials.
  • Washes trash recycling and waste receptacles by scrubbing containers and rinsing with hose to provide sanitary conditions and minimize pest infestation.
  • Cleans and restocks bathrooms and lavatories by cleaning and disinfecting toilets, sinks, showers, stall partitions and floor areas to ensure clean, sanitary and disinfected facilities.
  • Maintains walls, ceilings, doors and horizontal surfaces by dusting and washing with detergent solutions to provide a clean, sanitary and attractive facility.
  • Maintains furniture by dusting, washing with detergent solution and polishing to provide a clean and attractive facility.
  • Cleans interior and exterior glass and mirrors by washing with glass cleaning solution to provide a clean and attractive facility.
  • Maintains carpeted areas by vacuuming and cleaning to prolong life of carpet and maintain a clean and attractive facility.
  • Maintains hard floor surfaces by sweeping, mopping, stripping and waxing to prolong life of floor surfaces and maintain a clean and attractive facility.
  • Assists in keeping exterior areas immediately adjacent to buildings clean by sweeping, removing trash, and removing snow and ice to maintain safe and attractive entrances to our facilities.
  • Moves and arranges furniture per specific room plans and to accommodate needs.
  • Performs simple general repairs by replacing belts, tightening screws and cleaning of the equipment in order to keep all machinery and equipment in good working condition.
  • Replaces light bulbs or fluorescent tubes to maintain a safe and well lighted environment.
  • Provides basic security functions by locking doors and windows, and reports any incidents that detract from providing a clean, safe, and attractive facility.
  • Supervises student employees assigned to the custodial section of the department. Ability to locate weaknesses in cleanliness, such as dirt and stains, in assigned area; ability to take corrective action.

Qualifications Required at Hire:

  • Ability to understand and apply the laws, rules, regulations, policies, procedures, specifications, standards and guidelines governing assigned dining services activities.
  • Ability to understand and execute oral and written instructions.
  • Mechanical aptitude (ability to use simple hand and power cleaning equipment).
  • Ability to follow oral and written instructions.
  • Ability to establish and maintain harmonious working relationships.
  • Ability to deal tactfully with others.
  • Ability to stand or walk, for prolonged periods of time.
  • Physical stamina and endurance.
  • Manual dexterity (ability to perform repetitive tasks requiring continuous use of hands and arms).

  • Ability to climb and work on elevated platforms, including ladders and scaffolds.

Qualifications Acquired on Job:


  • Knowledge of departmental, university, and state rules, regulations, policies, procedures, and guidelines relating to area of assignment and ability to apply them to unit activities.
  • Ability to operate and care for department equipment, including vacuum cleaners, floor machines, extractors and pressure washers.
  • Ability to prepare and apply cleaning solutions safely and efficiently in accordance with department standards.
  • Thorough knowledge and understanding of safety procedures prescribed by the institution and department used in building maintenance and custodial work.
  • Skill in the use of small hand tools used in building maintenance such as pliers, hammers, wrenches, etc.
  • Skill in the use of hand held power tools.
  • Skill in the use of a variety of motorized equipment.

Salary:

Salaries for current Westfield State University employees and individuals currently working for the state of Massachusetts must be calculated individually in accordance with collective bargaining agreements as well as state policies.
