Salary Range: $51,000 annualized, commensurate with education, experience, and qualifications.

Job Summary

The Housing Custodial Manager provides skilled leadership in support of all
on-campus housing custodial operations. Supervise building attendant staff and ensure proper and timely accomplishment of all work
assignments for all on-campus housing properties. This role organizes the work plan for the building attendant staff, provides technical
guidance and leadership, coordinate housekeeping and cleaning activity, assigns work orders and control cleaning supply and equipment
inventories. Reports on daily activity and work issues to the Associate Director of Housing Facilities.

This position is responsible
for the daily cleaning and upkeep of all residential communities for student housing. This role plans, schedules and assesses the completion
of the department’s cleaning standards and objectives. This position assists in the coordination and implementation of major housing events
such as move-in, move-out, summer make-readies, facility renovations and new construction.



Core
Responsibilities

  1. Leads and supervises daily custodial operations across assigned residence halls to ensure consistent,
    high-quality cleaning and sanitation of public and student living spaces. Provides oversight for routine, deep cleaning, and project-based
    custodial tasks. Supervises a team of 3 Building Attendant Leaders and 15 Building Attendants, ensuring staff are appropriately scheduled,
    assigned, and supported to meet service standards. Adjust schedules to accommodate absences, special projects, and emergencies.
  2. Coordinates daily work assignments using TMA or other work management systems to track and close work orders related to custodial
    services.
  3. Maintains accurate inventory of custodial supplies and equipment. Monitors stock levels, identifies re-order points, and
    submits purchasing requests to ensure sufficient materials for uninterrupted operations.
  4. Ensures response time to emergencies,
    urgent or normal work requests is compliant with our commitment to students.
  5. Tracks and analyzes service delivery data to identify
    trends, improve performance, and recommend operational changes that enhance cleanliness, efficiency, and staff productivity. Communicate
    regularly with students, housing staff, vendors, and facilities partners regarding custodial services, expectations, project updates, and
    concerns.
  6. Serves as the primary point of contact for resolving custodial-related customer service issues within the residence
    halls.
  7. Hires, trains, evaluates, and mentors custodial staff. Provides coaching and guidance to promote professional growth.
    Recommends personnel actions in consultation with the Associate Director of Housing Facilities.
  8. Supports occasional after-hours or
    weekend needs related to critical custodial situations, special projects, or all-hands-on-deck responses (e.g., emergency cleanups, severe
    weather preparation, or major campus events). Flexibility is expected during peak periods to ensure student needs are met.
  9. Ensures
    custodial services are delivered in compliance with UT San Antonio policies, health and safety regulations, and industry standards. Conducts
    routine inspections of common areas, restrooms, hallways, and custodial closets to verify work quality.
  10. Oversees the use of OneCard
    for custodial purchases, ensuring accurate reporting and compliance with purchasing guidelines.
  11. Collaborates with third-party
    entities (i.e. AHI, Yellowstone, etc.) for special requests and temporary staff support.
  12. Serves as the key liaison between
    Housing/Campus Services and Facilities for custodial-related matters. Proactively communicates custodial issues and service
    needs.
  13. Leads custodial support for special situations, such as mold remediation, bed bug response, severe weather preparation, and
    emergency cleaning. Coordinates with Facilities and Housing to respond appropriately and ensure student safety and
    well-being.
  14. Participates in the training of residence hall staff, including Resident Assistants (RAs), by providing guidance on
    cleanliness expectations, student collaboration, and reporting custodial concerns.
  15. Assists with the development of accurate cost
    estimates for custodial needs, including equipment replacement, special projects, or emergency responses.
  16. Attends and contributes to
    departmental meetings and training sessions to stay informed of the best practices and promote continuous improvement in service
    delivery.
  17. Oversees the summer custodial make ready process for all residence hall spaces to prepare for new student
    arrival.
  18. Conducts regular inspections of residence hall facilities and surrounding grounds to ensure they meet Residence Life,
    Housing and Campus Services’ standards for cleanliness and appearance.
  19. Performs other duties as
    assigned.

Required Qualifications


  • High School Diploma, Vocational Training or Apprenticeship in a
    related field.
  • Seven (7) years of related work experience.
    • Additional education may substitute for experience on a one year
      for one year basis.

  • This position may require the ability to maintain the security and integrity of UT San Antonio and its
    infrastructure per Texas EO-GA-48.

Working Conditions


  • This position works in a variety of environments, including
    residence halls, custodial storage areas, and administrative offices. Regularly exposed to cleaning chemicals, equipment, and standard
    custodial hazards. May occasionally be exposed to outdoor conditions when moving between buildings or responding to exterior custodial
    needs. Must be available to respond during occasional after-hours or weekend situations, such as urgent custodial needs, special events, or
    all-hands-on-deck responses. Standard work schedule is Monday through Friday, 8:00 AM to 5:00 PM. However,
    flexibility is required, and the role may involve adjusted hours, occasional overtime, weekends, or holidays based on
    residence hall operational needs.

Physical Demands

  • Must be able to lift, push, and pull up
    to 40 pounds, with or without accommodations. Regular walking, standing, bending, and lifting required as part of routine
    inspections and support for custodial staff. Must wear and maintain a university-provided uniform and may be required to carry a
    university-issued cell phone after hours for occasional urgent communication.


This position will work primarily on
campus
. Travel and parking expenses are the employee’s responsibility.




This position is contingent upon a successful
