Job Summary
The University Memorial Center (UMC) at the University of
Colorado, Boulder is seeking applications for a Facilities Operations and Systems Manager! This position
will be responsible for all facilities operations at the UMC including building maintenance, grounds, facilities budgets, and will manage
and develop a team of maintenance professionals. This person will also be in charge of project and records management, developing
preventative maintenance programs, performing space inspections, and systems management.

What Your Key Responsibilities Will Be
Facility Management
- Responsible for assessment and upkeep of all building HVAC, plumbing, electrical, steam, pneumatic, lighting, and safety systems
(and equipment). - Create and maintain preventative and predictive maintenance programs to improve equipment performance and lifespan,
minimize system downtime, and address potential issues before they escalate. - Build and maintain a strong inspection program for all
interior and exterior areas; identify concerns and take appropriate corrective actions. - Work collaboratively and effectively with
UMC Setup/AV Manager, UMC Custodial Manager, and UMC Operations Manager to ensure high-level facility standards are being
met. - Co-manage the UMC Snow Team responsible for snow and ice removal and mitigation.
- Serve as UMC building proctor
backup.
Project & Records Management
- Coordinate and manage various facility improvement and construction
projects. This includes project planning, budgeting, scheduling, and quality control. - Collaborate with internal and external staff,
project managers, campus partners, and vendors to ensure efficient and effective completion of maintenance and facility
projects. - Maintain accurate and current records, reports, and documentation related to maintenance activities, projects, and team
performance.
Systems Management & Digital Controls
- Access Control:
- Responsible for building lock and
key management. - Backup administrator and campus liaison for Salto & CCURE card access systems.
- Manage after-hours access
management and communications. - Building Automation (currently on EcoStruxure system):
- Lead and is responsible for
being UMC building automation expert and apply systems to monitor building and increase efficiencies. - Responsible for system access,
team training schedules, and overall system management. - Manage daily building temperature and air pressure audits to ensure all UMC
spaces are within established comfort range (or are being addressed). - Building Work Request & PM System
(TMA): - Manage the continued build out and refinement of UMC equipment and preventive maintenance schedules and team assignments
into the system. - Compile and review data to drive business decisions, budgets, and resource management.
- Conduct system
audits and work order closeouts to ensure equitable distribution of duties to maintenance team.
Motivate and Develop UMC
Maintenance & UMC Event Setup/AV Team
- Plan, direct, coordinate, and review the work of four fulltime Maintenance staff, eight
fulltime Event Setup/AV staff, and varying numbers of student staff to include four SAMs (Student Assistant Managers). - Develop and
supervise departmental safety program and ensures staff compliance. - Conduct regular staff meetings and implements training programs
to enhance the skills and knowledge of the team members. - Supervise recruitment and onboarding program.
- Conduct regular
performance evaluations, provide feedback, and find opportunities for professional growth and development. - Foster a safe,
collaborative, and inclusive work environment in accordance with UMC and campus-wide standards.
Other Duties as Assigned
- Prepared to work after-hours, weekends, and during building or campus emergencies, as necessary.

- This position operates University vehicles and requires a Driver’s License in good standing.

- The annual salary range for this position is $82,000-$93,000.

What We Require
- Minimum of 5
years of experience in building maintenance or a related field. - Equivalent combination of education and experience may
substitute.
What You Will Need
- This position requires a strong focus on safety, digital controls,
proactive/preventative maintenance, facility projects, and team development.
What We Would Like You to Have
- Strong problem-solving abilities and attention to detail.
- Project management skills, including planning, budgeting,
scheduling, and quality control. - Proven track record in developing and implementing proactive and preventative maintenance
programs. - Demonstrated experience with digital controls and building automation systems.
- Strong knowledge of safety
regulations, practices, and procedures. - Excellent leadership, communication, conflict resolution, and interpersonal
skills. - Relevant professional certifications such as Certified Facility Manager (CFM).
- Certified Plant Maintenance Manager
(CPMM), or similar experience working in an educational or university setting. - Knowledge of advanced digital control systems and
their application in a large facility.
